Booking Policy


To confirm your booking, we will require a minimum deposit of 50 % deposit within 7 days of our written confirmation of your arrangements. This deposit should be made via an electronic transfer, PayPal, or by credit card as agreed at the time of the booking.  Credit card bookings incur a 5% extra charge.


Balance is due in full 45 days prior to arrival. Where payment in full has not been made by this date, we reserve the right to cancel the booking and cancellation charges, as detailed to follow, will apply.  If you book within 45 days, we will require full payment at the time of booking. Bookings made within this period must be fully paid upon confirmation.  With bank transfer, please make sure that extra is paid in order to cover bank charges in Japan.


Booking amendments must be received in writing/email. Within 45 days of arrival, the cancellation conditions will apply in full.


Cancellations must be received in writing. A cancellation made before 45 days will incur a loss of deposit. A cancellation made within 45 days before arrival will incur a 100% cancellation fee of the total booking amount.

Any refunds due cannot be processed until suppliers have returned the relevant funds to Insurance covering cancellation is strongly advised as some cancellation penalties are strict. Refunds will not be given on unused services (vouchers) for accommodation, transfers and ski passes.


Costs are subject to change until receives full payment based on the current rate of exchange in its offices. Once full payment including any quoted surcharge has been received, prices are guaranteed.


All prices quoted for accommodation are based on current rates in Japanese yen and Australian Dollar (including foreign exchange rates) and accordingly are subject to change without notice. Payment is to be made in Japanese yen.


Bookings are accepted subject to the services or accommodation applied for being available. and/or its agents reserve the right, without notice, to modify, cancel or withdraw any of the arrangements. In this event the full amount paid will be returned to the customer, and, upon rendering the same, all liability of and/or its agents in respect thereof shall cease. and/or its agents reserve the right to decline to accept or retain any person as a member of any party at any time.


If customers elect to, can provide a meet & greet coach Bus transfer service to/from Chitose airport. accepts no responsibility for any delays such as flight delays due to weather condition or other reasons for missing the transfer. will charge full cancellation and customers need to buy new coach bus tickets by themselves. No refunds of accommodation or any other related services will be given if the customers are unable to arrive on the day of their booking, including travel being impaired by weather conditions and like-wise. and/or its agents will not be responsible for providing additional accommodation in the event that customers are prevented from leaving due to unforeseen circumstances including weather.


All inclusions and costs in prices are explicitly declared and stated on the home page. Cost of passports and visas where required, items not specified as being included, airport taxes where applicable, international telephone calls, food (except breakfast), ski or equipment hire, lift passes (unless stated) and any other item of a personal nature are excluded from the price.


It is your responsibility to arrange all necessary passports and visas. Japanese visa requirements vary greatly for individual countries. Visit the Japanese consulate in your country for more information.


Maps/timetables and other information provided to assist customers in making their stay more comfortable may not be to scale or accurate and are provided only as a guide to customers. cannot be held liable if the information is inaccurate.


Occasionally it may be necessary to amend or cancel your booking for reasons beyond our control and we reserve the right to do so.  We will inform you as soon as possible and offer you the choice of alternative accommodation of a similar standard or a refund of all payments made.


Lift passes are not included in the accommodation price. However, the package includes lift passes. For guests buying lift passes as part of a package, no refunds can be given for any unused days on lift passes or in case the days are not fully utilized.

ACCURACY OF OUR WEBSITE makes effort to update the website, but cannot be held responsible for any errors or omissions occurring in the production or changes to accommodation facilities or amenities as specified. Great care will be taken to ensure that you are updated on any major changes that could affect the enjoyment of your holiday.


It should be understood that cannot under any circumstances be held responsible for snow conditions. No accommodation booking can be canceled, altered or amended on the basis of weather conditions. Average snowfall statistics indicated within any advertising material from and/or its agents are to the best of our knowledge and are correct at the time of press.


It is vital that you have adequate comprehensive travel or health insurance coverage. Check that any policies you are considering do in fact cover you for rented accommodation booked independently of travel arrangements. No responsibility is accepted for any death, illness or loss or damage to property and/or motor vehicles how so ever caused.


A customer of accepts responsibility and will incur all costs for replacement or repair of any damage incurred to any facet of  property by the guest or anybody in the guest’s party or duty of care outside of normal wear and tear. See “Insurance” clause.  You will, therefore, be required to supply your credit card details when booking to cover any such costs.  If it is not needed, credit card imprints will be disposed of upon your departure.


We accept no liability whatsoever for any injury or loss sustained by guests or any other visitors to booked accommodation, or for any loss or damage howsoever caused to any property brought to the premises.
Where or its agents assist customers in the purchase of third party goods or services, or to participate in third-party activities, it does not warrant these goods or services, nor does it accept any liability resulting from the purchase or participation in these.
